We began accepting documents for recording electronically on August 22, 2003. The first documents we accepted were satisfactions of mortgages.. We used level 3 electronic recording technology, which is entirely paperless and uses encrypted signatures. Each satisfaction document is sent to us as text strings that we review, record and then the information populates our computerized index.. In additon, our system creates an image using this information.
On November 30, 2004 we began accepting mortgages and assignments using level 2 electronic recording technology. Level 2 documents begin as regular paper documents with "wet" signatures. They are later scanned and the scanned images are sent to our office along with text strings of information such as document title, grantor and grantees, and return address. Again, we review these documents on our computer screens, accept them for recording and our system applies our recording stamp and preserves the image in with the rest of our documents images.
Though the vast majority of our documents continue to be the traditional paper documents submitted by title companies or sent in the mail, "eRecords" have sigificant advantages. This technology saves time and money for both our office and our customers.
